Why 3Roots?

For the past sixty years, these 400+ acres of Mira Mesa have been dedicated to aggregate mining activities owned and operated by Hanson Aggregates.  Inaccessible to the public, the community around the site has sprouted single family homes, distribution facilities, innovative life science businesses, craft breweries and more.  These additions established an community as diverse in its uses as it is in its users. Now that mining is complete, and the reclamation process has begun, it is important to responsibly connect this land back into the fabric of the Mira Mesa community.

To accomplish this, 3Roots San Diego is based on three primary principles, or roots:

  • Legacy – Decades in the making, the 1994 Carroll Canyon Master Plan vision will be brought to life with 3Roots San Diego.  Celebrating Mira Mesa’s  deep commitment to diversity and community. Understanding the importance of family, be it keeping existing members close or welcoming new ones. Respecting the innovation and creativity of neighboring businesses. And, paying homage to the property’s industrial past as an aggregate mining operation. 3Roots San Diego combines all these elements in to a welcoming and inclusive neighborhood designed to fit any life stage.  

 

  • Connectivity – 3Roots San Diego will provide the missing link and a welcome invitation between the existing neighborhood to the north and surrounding business to the west and south. Miles of pedestrian and bike trails, paseos, parks and social gathering places will provide opportunities to connect and collaborate. 

 

  • Responsibility – Mesa Canyon Community Partners believes in responsible planning and is committed to following Hanson's stewardship of the land and neighborhood. In addition to providing meaningful places to connect, 3Roots San Diego will preserve open space, conserve sensitive habitat, and protect and restore Carroll Canyon Creek. The Community’s design will also give residents options for alternative transportation which will remove cars from the road and decrease environmental impacts.  In addition, 3Roots San Diego will provide on-site affordable housing opportunities within walking distance to the community collective.

Community Benefits

  • Setting aside nearly 60% of the property for active and passive recreation and the preservation of open space

  • Dedicating 25 acres to provide Mira Mesa’s long awaited third Community Park

  • Maintaining the approved 1,800 residential units to provide much needed housing for San Diego

  • In compliance with San Diego’s inclusionary housing requirements, 10% of the 1,800 residential units will be designated affordable, for a total of 180 below market rate rental opportunities

  • Is consistent with the 1994 approved Carroll Canyon Master Plan nested within the Mira Mesa Community Plan

  • Reducing traffic by 30% from the approved Carroll Canyon Master Plan

 

3Roots is the new community planned for the former Hanson quarry. 3Roots includes nearly 40 acres of parks, 8 miles of trails, a range of 1,800 new homes close to regional job centers, new restaurants, shops and gathering spaces - all amidst hundreds acres of preserved open space.
